What to expect after you call
This is our usual drill: After you set up a time, we’ll come out and look at your site. Do a walk-through, meet with your people, listen to what you need.
If your roof needs repair or possible replacement, we’ll inspect it and test it for damage, water intrusion, age and wear. Then we’ll give you our professional opinion about what we believe needs to be done.

Common commercial roofing materials you can choose from
EPDM is a rubber product that comes in black and white. It's commonly used on commercial and industrial roofs. EPDM can be adhered to a roof deck or fastened mechanically or ballasted.
Built-up roofing (or BUR) is a roofing system that has been around for a long time because of its high durability.
BUR is made up of layers of felt adhered with asphalt or bitumen. The felt layers are soaked with bitumen and then bound together with asphalt as they are installed. Layers are alternately cross-woven as they are laid down. This builds up the roof and gives it high durability.
The greatest enemy of the built-up roof is the sun, which we have plenty of in Florida. Infrared and ultraviolet rays leach important oils out of the BUR and this causes it to dry out prematurely and crack.
At Monahan Roofing, we use a Premium Coat system to extend the life of a built-up roof. The coating on the roof creates a barrier between the BUR materials and the sun’s rays.
Proper care and maintenance of a built-up roof (including application of the Premium Coat) will result in a long-lasting commercial roof.
Gaco Roofing is a silicone coating that’s easy to apply, reduces energy costs, withstands ponding water, and carries a 50-year limited warranty.
It typically lasts longer than acrylics, urethanes, and asphalt.
It withstands weathering, sunlight, and oxidation. It resists staining, mildew and dirt and the white surface is reflective and resistant to ozone and ultraviolet rays.
Monahan Roofing uses GacoRoof silicone coating on metal, cap sheet, torchdown, composite, aged asphalt, modified bitumen, barrel tile, sprayed polyurethane foam, low-pitched roofs, flat roofs, mobile homes, RVs and campers, and builtup roofs.
TPO roofing is an increasingly common choice of roofing contractors for commercial projects. This is because it’s fairly simple to install and has great long-term performance.
TPO stands for thermoplastic polyolefin and is a membrane. More and more these days, industrial and commercial contractors are replacing EPDM with TPO, or making roof repairs with TPO.
Thermoplastic systems are more energy-efficient and heat reflective than other materials on the market. They hold up well to our harsh Florida sun and weather, and they resist exposure to ultraviolet rays, ozone effects, and environmental pollutants.
Torch-down roofs are installed with heat, often from a torch. (It’s one of those don’t-try-this-at-home options.)
It’s somewhat involved in that you have to have high heat to apply it, which creates a fire risk and safety hazard. Only professional roofing contractors should carry out a torch-down roof project.
Torch-down roofing can be used for residential roofs but it is more often used for commercial and industrial projects.
